Changes May be Coming to 32nd and McIntyre
Plans are afoot to seek rezoning of the parcel at 15605 W 32nd Ave as a new Planned Development (“PD”). Home to an LDS church for decades, the property was previously rezoned for a senior living community ranging from independent apartments to nursing care. Instead, public records reflect an intent to build 21 townhomes, unrestricted as to residents’ age. In addition, the Colorado Mountain Club (“CMC”), which now owns the former church building and has had its offices there since 2024, proposes to expand operations to include state-licensed day-care, day camps, recreation facilities, and a community building for “educational, governmental, or non-profit purposes.” An area to the north of the buildings would be maintained as private open space, largely for CMC’s outdoor activities.

Case #26-102910RZ has been assigned to the project while the County discusses pre-application issues with the property owners. The County Planning and Zoning website has more information on the planned project: https://citizenportal.jeffco.us/citizenportal/app/public-search2.
(Use the above property address in the search box, enter the address, and scroll down to all the filings for this property.)
Once a formal rezoning application is filed, notices of public hearings will be posted at the site and mailed to
homes within a required radius of the property. According to County rules, public comments submitted before
the application is filed will not become part of the public record. If you are interested in future use of the
property, you are encouraged to monitor the website above.
Just across the street to the east, Mannon Subdivision LLC is constructing 10 single-family homes, which will have road access to/from 32nd Avenue. The address for purposes of obtaining more information on the Planning and Zoning website is 3200 Lupine Court.
