Burritos, Beer, & Townhomes: Zoning & Development Updates
32nd/McIntyre
In our April newsletter we reported on plans to seek rezoning of the former LDS church parcel on the northwest corner of 32nd and McIntyre (15605 W 32nd Ave.) as a new planned development. In June 2026, the developer filed an “Official Development Plan” (ODP) with the county under case 26-102910RZ. The application plans to include townhomes or duplexes on the west end of the parcel, continued use of the church building as offices and basecamp of the Colorado Mountain Club, and a significant portion of the parcel on the north side to be left as open space.

Clear Creek Crossing
The Lookout at Clear Creek Crossing has openings on the horizon. Bonfire Burritos is now open 7 a.m. - 3 p.m., and Prost Brewing plans to open this month. Prost will be the start and finish of the Wheat Ridge Half, a half-marathon and 5K on Sept. 6 that will utilize the Clear Creek Trail. The Primrose School of Wheat Ridge at Applewood and Hampton Inn & Suites are both also now open.
Also slated to open this year is Agora at Applewood, a food hall that will feature six separate dining experiences within the 10,000-square-foot building, including an Irish pub with a golf simulator, an Italian market featuring a deli and pizza, and a higher-end cocktail bar with small plates. Agora will also have a family-friendly pub, along with a rooftop bar, and a place that serves ice cream and juice. Chef Troy Guard’s fourth location of the breakfast spot HashTAG is also expected to open this year. The park at the center of the Lookout will offer a community game lawn, fire pits, an agriculture-inspired play area, and a small amphitheater designed for live music, movie nights, and neighborhood events.
Braun Rd. Lot Subdivision
Many Applewood residents have been closely following an application submitted to Jefferson County to subdivide a half-acre lot at 13455 Braun Road into two quarter-acre lots. A public hearing has not yet been scheduled. If you’re interested in receiving updates, sign up at preserveapplewood.com, a grassroots effort of neighborhood volunteers who continue to monitor the process, communicate updates, and prepare for the next steps.
From the preliminary plans submitted to the county, the proposed houses on the subdivided lots would be two stories, and the footprint would extend to the minimum setbacks allowed by the county. The supplemental graphic submitted to the county show the footprints occupy about one-quarter of the 12,600-square-foot lot.
